Why is Twin City Mission launching a capital campaign?

In our current location, we are unable to meet the growing need for emergency shelter for families, men and women. The Bridge Emergency Shelter, part of Twin City Mission’s Homeless & Housing Services, has been in its current location for over 44 years. The current facility is close to 100 years old and was not built or designed to serve as a homeless shelter. We are out of space! We need to build a new shelter to accommodate the needs.

What is Homeless & Housing Services?

The Homeless & Housing Services Program is a part of the Twin City Mission umbrella, addressing the issues of homelessness and supportive housing, including emergency shelter, the Community Café and Community Closet.

Why now?

The City of Bryan re-zoned and is revitalizing the downtown area. Twin City Mission, along with other non-profit agencies, must relocate out of the downtown area.

How will the $2 million received from the City of Bryan impact the campaign goal?

Twin City Mission currently owns all of the property on which its facilities are located in the downtown area. In the process of purchasing property for revitalization purposes, the City of Bryan negotiated a sale with Twin City Mission for the block on which the Bridge and the Community Café is located along with the block where the Community Closet is located. The sale of these two blocks of property enables TCM to move closer to its campaign goal or $5.5 million.

How will this campaign enhance the services that Twin City Mission provides its clients?

Improving the Shelter environment will be a huge step in rebuilding lives. It will also strengthen the relationship Twin City Mission enjoys with the community. We, the community, will be taking an active role in assisting those in our community in need of and seeking shelter and assistance.

How many people stay in the Shelter?

Twin City Mission’s emergency homeless shelter, The Bridge, provided shelter for 1,036 individuals (men-695, women-211, family adults-50, children-80 in fiscal year 2007. The numbers for women and children have been increasing over the past 2 years and we expect that trend to continue.

How long do they stay there?

There is no set length of stay at the present time. However, our clients are given intensive case- management in order to assess and track their particular needs to assist in gaining self-sufficiency.

Where do most of the homeless come from (what counties)?

The Bridge emergency shelter primarily serves the seven counties of the Brazos Valley (Brazos, Burleson, Grimes, Leon, Madison, Robertson and Washington). However, homeless individuals and families are just as likely to come from anywhere throughout the state or country. We serve individuals and families in need of shelter, regardless of where they come from.

Will the funds raised be directed solely to the Shelter, or to other Twin City Mission programs as well?

Capital Campaign funds will be designated solely to the building of a new shelter for the Homeless & Housing Services Program.

When will the campaign begin and how long will it last?

The campaign began with planning in 2007. Active solicitation began in early 2008 and the campaign is scheduled to end early spring of 2009.

What happens if Twin City Mission does not reach its campaign goal?

If the campaign goal is not met, we will move forward and build with what we have. The project will then likely have to be built in phases with an ongoing fundraising effort.

What happens if Twin City Mission exceeds its campaign goal?

Any excess funds would be placed in an endowment to help maintain the facilities.

In addition to private philanthropic gifts, will the other cities and counties be asked to support this initiative?

Our plan is to ask the City of College Station as well as Brazos and surrounding counties for support.

Does the Mission already have the land on which the new facility will be constructed?

Yes, Twin City Mission has 16.288 acres of land on which the new Shelter will be constructed.

Is the land paid for? If so, how was it paid for?

Twin City Mission was able to save money over the past several years towards a new Shelter and was able to purchase land in December, 2007. Additionally, a designated gift of $46,000.00 was received specifically for land purchase.

Is my gift tax deducible?

Yes, Twin City Mission is a tax-exempt 501c (3) not-for-profit corporation and all gifts and pledge payments are tax deductible to the extent provided by law. An official receipt will be given to you for tax purposes.

How will my gift be recognized?

All contributions will be acknowledged in the campaign communications and recognition program. Donors have the option of participating in the naming opportunity program and having their gift recognized through a permanent display in the new facility. In addition, commemorative and memorial gifts are available through the naming opportunity program. These types of gifts are a generous way to honor a special person and may come from a family, corporation, or professional organization.

Twin City Mission offers numerous ways for YOU to make a charitable gift to the Capital Campaign while meeting your own financial goals. Listed below are a number of significant gift opportunities. The Chief Executive Officer will be glad to discuss these options with you.

CURReNT GIFTS

Your gift can be deducted on your federal income tax return, up to 50 percent of your adjusted gross income. Should the gift total exceed the gift ceiling for one year, you can carry over the remaining deduction to succeeding tax years until it is exhausted, or for up to five years, whichever comes first. A cash gift to the campaign is not subject to gift taxes and is removed from your estate for estate tax purposes.

Cash

For many, an outright gift of cash is certainly the simplest method of giving and is usually in the form of a check written from a personal or Trust account. Some prefer to use a credit or debit card for a onetime or regularly scheduled gift.

Pledges

Multi year pledges are an ideal way for donors to provide significant support for Twin City Mission. With payments typically extended over three years, larger gifts may be considered allowing you to appreciate a set schedule of giving. Reminder notices are sent at regular intervals for the convenience of donors.

Matching Gifts

Donors are encouraged to take advantage of Matching Gift programs offered by their employers. Matching a gift to Twin City Mission through such a program can sometimes double, triple, or in some cases quadruple support to the campaign. The impact of your gift multiples just by participating in your employer’s matching gift program.

Securities

Stocks, bonds, mutual funds, or other securities are among the most advantageous ways of making a contribution. Donors may secure significant tax benefits. To make a gift of appreciated securities, you should notify your broker or banker of your intent to make a gift to Twin City Mission. The broker should notify the Chief Executive Officer directly for instructions on transferring the assets. Twin City Mission has a Letter of Authorization to be used in making these transfers. Be able to substantiate to the Internal Revenue Service the gift value noted on his/her income tax form.

Gifts in Memory

You may make a gift in memory of a family member and/or friend or establish a special memorial fund to which many contributions may be made. Your gift may be designated to a specific purpose, or be unrestricted, allowing the Chief Executive Officer to use your generous gift where the needs are greatest. Those whom you choose to honor and/or their families will receive your warm wishes through a personal acknowledgment from Twin City Mission.

Gifts In-Kind

Non-cash gifts of tangible or intangible property may be donated but will require prior approval before acceptance. Gifts may be used by Twin City Mission or be sold. It is the responsibility or the donor to be able to substantiate to the Internal Revenue Service the gift value noted on his/her income tax form.

PLANNeD GIVING

Wills and Bequest

A will is the most commonly used means to make long-term charitable gift of cash, securities, real estate, or personal property. A bequest is a gift of property granted in a will. Twin City Mission can also be named as beneficiary of an IRA or other retirement-related funds.

Real estate

Almost any type of real property – personal residences, recreational residences, commercial buildings, undeveloped land, or fractional interests in any of these – can be given outright.

Insurance

Fully paid life insurance policies can qualify as tax-deductible for the donor at their entire replacement value if Twin City Mission is named as owner and beneficiary. If Twin City Mission is named owner and beneficiary of a new policy, proceeds are not subject to estate taxes, and premiums may be deductible for tax purposes.

Lifetime Trust

Donations via trusts allow donors to make significant on-going contributions to Twin City Mission and can trigger major tax benefits for donors while assuring them an ample return from the assets placed in the trust.
